Proprietary Repositioning Plan
We create and increase value through creative evaluation of both the physical and operating deficiencies through aggressive asset management. Evaluating portfolios of existing properties to create a platform for repositioning assets to achieve the greatest internal rate of return. Advising on debt restructuring, creative leverage structuring, strategic timing for acquisition and disposing of assets. The strategy is to deliver compelling risk-adjusted returns in the core space.
We target high quality assets in gateway cities with a modest risk profile and a significant current income and value add capabilities. We acquire high-quality, income-producing assets at discounts to replacement cost. The majority of our assets are off-market creating a competitive advantage by leveraging key relationships across geographies and business lines.
AGA acquires properties with a plan for its life and holding cycle. The firm creates asset optimization models to create individual income components. Based on market conditions or opportunistic positions we may bifurcate and dispose of individual income components. PROJECT EFFICICIENCY SERVICES
Design and Construction Efficiencies
Working with the sponsor and their team of professionals to optimize the project. AGA will work with the Sponsor/Owner for the purpose of increasing efficiency in the overall project for alignment with project objectives. AGA will provide strategies, concepts and solutions for project concept, design efficiency, amenities package, unit mix, and layout efficiencies. Parking efficiencies and parking design concepts for branding alignment. AGA will provide construction oversight relating to CAT 5, LEED, flow-path efficiencies and material efficiencies.
Our experienced marketing team will work with the Sponsor/Owner and it’s in house marketing and public relations representatives, as well as third-party consultants to define the positioning and marketing strategy for the Premise to initiate the direction of marketing related activities. Assist in the program development and corresponding budget, launch and maintenance of an integrated custom marketing campaign.
When required our communications specialists will assist in the development and implementation of a public relations program to promote the project, marketing of sales and leasing programs.
Retail Merchandising Plan
Assisting sponsor in the development of retail positioning plan that may include the following.
Working with the design development team to evaluate the existing retail environment or create parameters, formulating specifications for storefronts, signage, parking and tenant portfolio.
Identify the highest and best use for divisions of the retail space, reflecting present and anticipated market conditions and trends. Assist in establishing a best-case leasing scenario for retail space focusing on assessing critical factors such as target rent, lease terms, tenant allowances, free rent periods, use/tenant mix and space configurations. Provide efficiency plan for ingress, egress, amenities, traffic flow, etc.
Our team will help to create a plan identifying the primary, secondary and tertiary prospects based on demographics, target consumers, tenant performance in the surrounding market. Prospects are considered based on their financial positions, alignment with retail positioning strategy, number of stores in the area, local unit and chain profitability and execution of their business plans.
